Five ways we lend

Every program is senior, first lien, and business-purpose only. Loan sizes run from $1,000,000 to $5,000,000.

Senior bridge

Short-term senior first-lien capital that gives a sponsor time to execute a defined business plan, stabilize cash flow, and refinance into permanent debt or sell. Structured with interest reserves and extension options sized to the plan.

Typical use: Acquiring an under-managed asset with a clear path to stabilization within 12 to 24 months.

Acquisition financing

First-lien acquisition loans for sponsors closing on income-producing or lightly transitional commercial property. We size to the lesser of as-is value and total cost, and we close on the timeline the purchase agreement demands.

Typical use: Closing a time-sensitive purchase where a conventional lender cannot meet the contract date.

Refinance

Senior refinance capital to retire a maturing loan, replace a lender that cannot extend, or reset a capital structure ahead of a longer-term takeout. We move quickly to remove maturity-default risk while a permanent execution comes together.

Typical use: Paying off a bridge or bank loan at maturity when the permanent takeout needs a few more months.

Light transitional & value-add

Financing for assets in transition — moderate lease-up, tenant repositioning, or operational turnarounds — where in-place cash flow does not yet support permanent debt. We underwrite the credit to a realistic stabilized position, not an aspirational one.

Typical use: Funding a multifamily repositioning while occupancy and rents climb toward stabilization.

Renovation financing

Capital for physical improvements, deferred maintenance, and unit renovations, funded through a disciplined draw process. Renovation budgets are administered with third-party draw inspections so capital is released against verified, completed work.

Typical use: Renovating a value-add multifamily or mixed-use asset with third-party draw administration on every advance.
